As a member of the NALS (National Approved Letting Scheme), Home Minders can offer, you the landlord, further peace of mind. Our business is conducted to a high professional standard, which is one of the requirements of NALS membership. We are kept up to date with latest legislation, have separate bonded client accounts to ensure that clients' funds are protected and hold Professional Indemnity Insurance.

Firstly, one of our experienced staff will visit your property and provide you with a rental assessment. In doing so, we will take into account current statutory regulations, the property's size, age, condition, location, fixtures and fittings.



If you wish to manage the property and supervise the tenancy yourself, this is the ideal service for you-and you can leave us to advertise the property, find tenants, set up the rental agreement and carry out all necessary administrative duties.

When presenting your property we would recommend that you follow these guidelines:

• Keep carpets and walls clean and neutral in colour

• Ensure that all windows, especially bedrooms, already have blinds or curtains fitted

• Bathrooms should be clean, odour-free and with good light

• Kitchens should be well equipped, ideally with a fridge-freezer, washing machine and dishwasher

• Bedrooms should have ample wardrobe/storage space

• Hallways and passages should be clutter free
