There are several specific legal obligations and responsibilities for landlords regarding fire safety for furniture and furnishings, gas supply and appliances, and electrical wiring and appliances.

Landlords must take these responsibilities seriously — failure to comply can lead to substantial fines and even imprisonment.

An Energy Performance Certificate (EPC) is a legal requirement and measures the energy efficiency of a property. Home Minders can arrange for this to be completed.

Gas Safety Regulations

It is a landlord’s legal responsibility to ensure that all gas appliances and fixed installations within the property are maintained in good condition and checked for safety at least every 12 months by a Gas Safe registered engineer. Home Minders arranges gas safety certificates on behalf of our landlords using specialist Gas Safe engineers. Further comprehensive information is available at www.gassaferegister.co.uk. As your agent, we must hold a valid gas safety certificate before releasing keys to a tenant at check-in.

EICR (Electrical Installation Condition Report)

Electrical safety is a vital obligation for landlords. All rented properties must have a valid EICR in place to confirm the electrical installation is safe for tenants to use. Landlords are legally required to provide a copy of the report to tenants, managing agents, or local authorities within 30 days upon request. The government has mandated that all existing tenancies must have a valid EICR by April 2021.

Information Commissioner’s Office (ICO)

The ICO is the UK’s independent body established to uphold information rights in the public interest. Under the Data Protection (Charges and Information) Regulations 2018, individuals and organisations that process personal data are required to pay a data protection fee to the ICO, unless exempt.
