London’s rental market continues to demonstrate resilient growth, with the latest industry data confirming that the capital is outperforming every other UK region when it comes to annual rent increases. For landlords with properties in North London and across the wider capital, the fundamentals remain strong.

London Leads the Way

Average monthly rents in Greater London have now reached £2,207, reflecting a monthly rise of 1.2% and a striking 6.0% increase compared with the same period last year. This places London firmly at the top of the regional growth table, a position driven by sustained tenant demand and a limited supply of quality rental homes.

Across the UK as a whole, the average monthly rent stands at £1,369, up 4.3% year on year. When London is stripped out of the equation, the rest of the country recorded average rents of £1,170, representing more modest but still meaningful annual growth of 3.4%.

Broad-Based Growth Across Regions

The picture nationally is one of widespread rental growth. Eleven of twelve UK regions posted month-on-month increases, with only one region recording a marginal dip. Scotland saw the largest monthly movement at 2.6%, while the South East, North East and North West also posted notable gains.

On an annual basis, London’s 6.0% growth is followed by the East Midlands at 4.7%, Scotland at 4.1% and the North East at 4.0%. These figures point to a market where demand for well-maintained rental properties consistently outstrips availability.

What This Means for Landlords

For landlords with properties in North London, these numbers are encouraging. The capital’s rental market has shown remarkable consistency, with rents continuing to climb steadily rather than experiencing the volatility some commentators had anticipated. Tenant demand for quality accommodation remains a central driver of this upward trend.

The key takeaway is that landlords who invest in maintaining high standards in their rental properties are well positioned to benefit from this sustained growth.
